A real estate attorney is one of your most important resources within the transactional process. A real estate attorney cannot negotiate a contract, but will find savings that are truly worth the fee. Your attorney will help to translate laws and bylaws that pertain to Illinois and Chicago exclusively. He/she will closely examine the contracts and all legal documents pertaining to the purchase, ensure your title is free from all liens, or fees running with the land and warrants pertaining to the property. They will pro-rate all taxes and review all condo or coop documents and bylaws. This will ensure your peace of mind throughout the transaction. Parents of students enrolled in these schools rate the schools based on staff, curriculum, extra circular activities and student to teacher ratios.

Home Inspection

Examining the Facts

After the finance portion of the transaction is finalized, the attorney review and home inspection will occur. The home inspector will examine the property to see if there are any obvious defects, i.e. non-working appliances, furnaces, electrical, etc. Inspectors will not find hidden or "latent" defects within the property. When the inspection is complete the results will then be passed to your attorney for review. This may influence the negotiating process, or modify portions of contract.  I can recommend a trusted, professional and thorough home inspector.
